A 3BHK interior in Faridabad costs about ₹24.8–41.3 lakh in 2026 for a typical 1,650 sq ft flat: roughly ₹1,500–2,500 per sq ft depending on the finish grade, before loose furniture and GST. This guide shows where the difference between the basic and luxury ends comes from, and what the carpentry alone adds up to, so you can see exactly where the money goes.
Key Takeaways
- 3BHK interiors typically cost about ₹24.8–41.3 lakh for 1,650 sq ft in 2026: basic from ₹24.8L, mid-range around ₹33L, luxury around ₹41.3L, before furniture and GST.
- Per sq ft, that works out to roughly ₹1,500–2,500, set by the finish grade you choose.
- The kitchen and three wardrobes make up a large share of the carpentry budget at every specification.
- Check whether a per-sq-ft quote uses carpet, built-up or super area — NCR's super-to-carpet gap averaged 41% in 2025 (ANAROCK).
How Much Does a 3BHK Interior Cost in Faridabad?
At typical 2026 pricing, a 3BHK interior of about 1,650 sq ft costs ₹24.8 lakh for a basic scheme, about ₹33 lakh for mid-range and about ₹41.3 lakh for a luxury specification. That covers the interior fit-out of the whole flat — kitchen, wardrobes, ceilings, lighting, paint and finishes — before loose furniture and GST.
| Specification | Approx. total | What changes |
|---|---|---|
| Basic | ₹24.8 lakh | Emulsion paint, 32 × 64 in. tiles, branded Cera / Hindware fittings |
| Mid-range | ₹33.0 lakh | POP punning, HDHMR modular kitchen with Hettich hardware, veneer doors |
| Luxury | ₹41.3 lakh | Italian stone, Jaquar fittings, Legrand switches |
The finish grade is the biggest lever on a 3BHK budget; the layout of your flat matters far less. If you're weighing a 2BHK against a 3BHK, the 2BHK vs 3BHK interior cost comparison shows how the totals scale with the extra room.
What Does the Carpentry Cost?
When work is itemised for an existing flat rather than priced as a whole-home grade, the big lines are the modular kitchen and the built-in storage. Wardrobes are priced per sq ft of shutter front at about ₹1,250, TV units about ₹1,300, dressing units about ₹1,300 and shoe cabinets about ₹1,200, with a full modular kitchen at about ₹3.5 lakh.
| Line item | Quantity | Approx. cost |
|---|---|---|
| Modular kitchen | 1 kitchen | ₹3.50 lakh |
| 3 wardrobes | 168 sq ft of front | ₹2.10 lakh |
| TV unit | 40 sq ft | ₹0.52 lakh |
| Dressing unit | 30 sq ft | ₹0.39 lakh |
| Shoe cabinet | 15 sq ft | ₹0.18 lakh |
| Mandir unit | 1 unit | ₹0.55 lakh |
| Carpentry subtotal | ₹7.24 lakh |
How we built it:
- Kitchen: a full modular kitchen in 18 mm HDHMR with Hettich fittings, priced per kitchen.
- Wardrobes: three openable wardrobes, 7 ft wide and 8 ft tall, or 56 sq ft of front each, at about ₹1,250 per sq ft.
- TV, dressing and shoe units: sized as in a typical 3BHK, at their per-sq-ft rates above.
Add ceilings, paint, bathrooms, electrical and light fittings, and the total moves up toward the whole-home figures above. The kitchen and wardrobes together are more than half of the carpentry subtotal, which is where a specification change moves the budget most.
Why Do Wardrobes Cost So Much in a 3BHK?
A single 7 × 8 ft master wardrobe is 56 sq ft of front, which comes to about ₹0.70 lakh at about ₹1,250 per sq ft; with a 14 sq ft loft above it, that rises to about ₹0.88 lakh. A 3BHK needs at least three.
Wardrobes are priced per sq ft of shutter front, so height matters as much as width: the loft above a 7 ft wide wardrobe adds another 14 sq ft of front on top of the 56 sq ft main body. Sliding shutters, glossy finishes and internal accessories cost more per sq ft again and are priced to the design.
The children's room is where a 3BHK budget can safely flex. A study table and a smaller wardrobe that the child will outgrow in a few years don't need premium shutters. Spending the saving on the master wardrobe and the kitchen, which get used hardest and longest, gives a better result for the same total.
Carpet Area, Built-Up Area or Super Area?
Faridabad designers quote design fees on built-up area — ours run about ₹100–225 per sq ft of total covered area, depending on the project size. But builders often advertise flats by super area, which adds a share of lobbies, stairs and common spaces you'll never fit out.
The gap is large. Across NCR, the difference between super built-up and carpet area reached 41% in Q1 2025 (ANAROCK via Business Standard). At that loading, a 3BHK sold as 1,650 sq ft has under 1,000 sq ft of carpet area inside the walls. If one designer quotes per sq ft of super area and another per sq ft of carpet area, the same rate gives very different totals. Ask every quote which area it uses, and compare them on the same basis.
How Can You Keep a 3BHK Budget Under Control?
In a ₹4 lakh kitchen, premium hardware adds ₹50,000–70,000, but budget hardware typically costs ₹40,000–70,000 to replace within five years (Studio Matrx). The cheapest line isn't always the cheapest choice. A few rules that hold across most 3BHKs:
- Keep what works. If builder flooring, sanitaryware and fittings are sound, keeping them can free lakhs for storage and lighting. Newer Greater Faridabad flats often qualify — see the new flat interior checklist for Greater Faridabad.
- Put ceilings where they matter. A plain slab in the kitchen, bathrooms and passage costs nothing extra.
- Spend on hardware, save on shutters. Laminate shutters on good hinges outlast glossy shutters on cheap ones.
- Freeze the design before carpentry starts. Changes after work begins are the most common cause of overruns.
