A basement costs 25–50% more per sq ft than the floors above it, according to JK Cement's 2026 guide (JK Cement, Dec 2025). At Delhi NCR's standard rate of ₹2,200–3,000 per sq ft, that puts a home basement at roughly ₹2,750–4,500 per sq ft. Under a typical 100 gaj house, an 810 sq ft basement comes to about ₹22–37 lakh. This guide shows where the extra money goes, the rules in Delhi and Haryana, and when a basement is worth it.

Key Takeaways

  • Basements cost 25–50% more per sq ft than standard construction (JK Cement, Dec 2025), so about ₹2,750–4,500 per sq ft at Delhi NCR's standard rate.
  • The extra comes from excavation and dewatering (₹150–300 per sq ft), retaining walls and shoring (₹200–400) and waterproofing (Construction Estimator India, 2026).
  • Basement waterproofing alone runs ₹120–300 per sq ft (Asian Paints). It's the line not to cut.
  • Haryana's 2024 stilt-plus-four policy barred basements on plots under 250 sq m, so check your plot's rules before you design one.

A basement is one of two ways to add space without buying land; the other is building up. Our first floor construction cost guide covers that option, and the house construction cost guide for Delhi NCR puts both in the context of a full budget.

How Much Does a Basement Cost per Sq Ft?

Basement and other complex structures cost an extra 25–50% over standard construction (JK Cement, Dec 2025). Applied to JK Cement's standard Delhi NCR rate of ₹2,200–3,000 per sq ft, that's about ₹2,750–4,500 per sq ft. Waterlogged or soft soil adds another 15–30% (Construction Estimator India, 2026).

PlotBasement footprintApprox. cost
100 gaj810 sq ft₹22.3–36.5 lakh
150 gaj1,010 sq ft₹27.8–45.5 lakh
200 gaj1,350 sq ft₹37.1–60.8 lakh
Basement cost under common NCR house footprints, at about ₹2,750–4,500 per sq ft (JK Cement's standard Delhi NCR rate plus its 25–50% basement premium, Dec 2025). Excludes interiors, ventilation equipment and GST.

The footprints assume a basement the same size as the ground floor under Delhi's master plan coverage limits. Our 100 gaj house construction cost guide explains where those floor sizes come from.

Where Does the Extra Basement Cost Go?

Published 2026 estimates for NCR put excavation and dewatering at ₹150–300 per sq ft, retaining walls and shoring at ₹200–400 and waterproofing at ₹80–150 (Construction Estimator India, 2026). Asian Paints puts basement waterproofing higher, at ₹120–300 per sq ft (Asian Paints). None of these lines exist above ground.

Add those three lines together and you get roughly ₹470–1,000 per sq ft on top of normal construction. Against a standard ₹2,200–3,000 rate, that's an extra of roughly 16–45%, close to JK Cement's 25–50% premium arrived at from a different direction. Two independent sources landing in the same place is a good sign the range is realistic.

Are Basements Allowed in Delhi, Faridabad and Gurugram Homes?

Haryana's 2022 building code amendment allowed a single-level basement in all categories of residential plots (The Tribune, 2022). But its 2024 stilt-plus-four-floor policy prohibited basements on plots under 250 sq m that use the S+4 route (The Tribune, 2024). That policy is now on hold, so check your plot's approved drawings and current rules with HSVP or the municipal corporation.

In Delhi, the building bye-laws and master plan set how far a residential basement can extend and what it can be used for. Confirm both with MCD at the design stage, because a basement is the hardest part of a house to change once it's cast.

Why Do NCR Basements Need So Much Waterproofing?

In July 2024, three students died when a coaching centre basement in Delhi's Old Rajinder Nagar flooded, and MCD then sealed the basements of 13 coaching institutes in the area (All India Radio). It was a commercial building, but the lesson applies to homes: a basement must keep water out and get it out fast.

Groundwater is part of the picture too. Faridabad extracts 180.89% of its replenishable groundwater each year and Gurugram 212.77%, according to a Central Ground Water Board assessment (The Tribune, Jan 2025). Extraction on that scale pushes water tables down, but depth still varies sharply from one area to the next, so only a soil investigation tells you what your site needs.

For a home basement, budget for three things together: a continuous waterproofing membrane on the outside of the walls and under the floor, a sump with a pump that runs on backup power, and a ramp or entrance raised above the road's flood level. Skipping any one of the three is how basements end up as damp storage rooms.

Is a Basement Worth It?

A basement adds space without using more plot or height, which helps where floors are capped, as they are in Haryana while the S+4 route is on hold. But at about ₹2,750–4,500 per sq ft, it costs more per sq ft than any floor above ground, and published floor-wise estimates show upper floors costing less than the ground floor (Construction Estimator India, 2026). If you can still build up, that's usually the cheaper space.

Frequently Asked Questions

What is the basement construction cost per sq ft?

Basements cost 25–50% more than standard construction (JK Cement). At Delhi NCR's standard rate of ₹2,200–3,000 per sq ft, that's about ₹2,750–4,500 per sq ft, or ₹22–37 lakh for an 810 sq ft basement.

Why does a basement cost more than a normal floor?

It needs excavation and dewatering (₹150–300 per sq ft), retaining walls and shoring (₹200–400) and continuous waterproofing (₹120–300), none of which an above-ground floor needs. Soft or waterlogged soil adds 15–30%.

Are basements allowed in Haryana homes?

Haryana's 2022 code amendment allowed a single-level basement on all residential plot categories, but its 2024 stilt-plus-four policy barred basements on plots under 250 sq m using that route. Check your plot's current rules with HSVP or the municipal corporation.

Is a basement worth it?

Only when you can't build up. A basement costs more per sq ft than any floor above ground, while upper floors cost less than the ground floor. Where floors are capped, a well-waterproofed basement adds space without more land.
