Terrace waterproofing costs ₹60–250 per sq ft in 2026: ₹60–100 for basic coatings, ₹100–180 for mid-range membranes and ₹180–250 for premium polyurethane systems (Asian Paints). For the 810 sq ft roof of a typical 100 gaj house, that's roughly ₹49,000 to ₹2 lakh. This guide compares the methods, prices common roof sizes and covers the prep work that decides whether any of them lasts through an NCR monsoon.
Key Takeaways
- Terrace waterproofing runs ₹60–250 per sq ft by system, from basic coatings to premium PU (Asian Paints).
- By method, cementitious coatings cost ₹35–90 per sq ft, bituminous ₹80–180, liquid membranes ₹90–220 and polyurethane ₹150–250.
- Delhi's Safdarjung station recorded 733.6 mm of rain in the 2026 monsoon, 17% above its 629.7 mm normal (Skymet, Sep 2026).
- Slope, drainage and crack repair matter as much as the coating. A premium membrane on a flat, cracked slab still leaks.
The roof is one of the costs outside a per-sq-ft construction rate on an existing house, and the first thing to redo when you add a floor. See our first floor construction cost guide and the house construction cost guide for Delhi NCR for the rest of the budget.
How Much Does Terrace Waterproofing Cost per Sq Ft?
Asian Paints prices terrace waterproofing at ₹60–100 per sq ft for basic coating systems, ₹100–180 for mid-range membrane systems and ₹180–250 for premium PU or advanced systems (Asian Paints). NoBroker's 2026 guide gives a wider spread, from ₹25 per sq ft for a basic acrylic coat up to ₹300 for high-end polyurethane (NoBroker, 2026).
| Roof | Area | Basic coating | Mid-range membrane | Premium PU |
|---|---|---|---|---|
| 100 gaj house | 810 sq ft | ₹0.49–0.81 lakh | ₹0.81–1.46 lakh | ₹1.46–2.03 lakh |
| 200 gaj house | 1,350 sq ft | ₹0.81–1.35 lakh | ₹1.35–2.43 lakh | ₹2.43–3.38 lakh |
| Large villa roof | 2,000 sq ft | ₹1.20–2.00 lakh | ₹2.00–3.60 lakh | ₹3.60–5.00 lakh |
The roof areas match the top-floor footprints in our 100 gaj house construction cost guide. Add the parapet: the membrane should turn up the inside of the parapet wall, which adds a strip of area along the whole edge of the roof.
Which Waterproofing Method Should You Choose?
By method, cementitious coatings cost ₹35–90 per sq ft, bituminous ₹80–180, liquid membranes ₹90–220 and polyurethane ₹150–250 (Asian Paints). The cheaper systems suit roofs with tiles or a screed on top. PU and liquid membranes suit exposed terraces that bake in the sun and take foot traffic.
How do they differ in practice?
- Cementitious coating. The cheapest. Brushed on as a slurry and best kept under a protective screed or tiles, because it's rigid and can crack with the slab.
- Bituminous membrane. Torch-applied sheets or coatings. Very water-resistant, but it softens in strong sun, so it needs a protective layer on top.
- Liquid membrane. Rolled or sprayed to form a seamless, flexible skin. Handles the hairline movement of an NCR roof slab across hot summers and cold winters.
- Polyurethane (PU). The most flexible and UV-resistant. Worth it on an exposed terrace that people use.
Why Do NCR Terraces Leak?
Delhi's Safdarjung station logged 733.6 mm of monsoon rain from June to September 2026, against a normal of 629.7 mm (Skymet, Sep 2026). Most of that falls in a few months, often in heavy bursts. A terrace that drains slowly holds water long enough to find every crack.
Most terrace leaks come from a few predictable places:
- Poor slope. Water should run to the outlets. Ponding in one corner after rain is the clearest sign.
- Blocked or too few outlets. Rainwater spouts clogged with leaves or plastic back water up onto the slab.
- The parapet junction. Where the roof meets the parapet wall is the most common leak line, and the membrane must turn up it.
- Cracks and old layers. A new coating over cracked screed or a peeling old layer fails along those lines.
Before you pick a product, pour a bucket of water on the terrace and watch where it goes. If it ponds, the job needs a re-slope screed, and that prep matters more than the coating. A mid-range membrane on a properly sloped, repaired roof will usually outlast a premium one laid over the problem.
Should You Waterproof Now If You Plan to Build Up?
If you plan to add a floor within a few years, the current terrace's waterproofing, screed and tiles will come off when you do. In that case, a basic cementitious or mid-range system that keeps the floor below dry is the sensible spend, and the premium system goes on the new roof. Our first floor construction cost guide covers what else happens to the old terrace when you build up.
The same logic applies below ground. A basement needs waterproofing on the outside of the walls and under the floor, which is a different, costlier job. Asian Paints puts basement waterproofing at ₹120–300 per sq ft against ₹40–120 for bathrooms (Asian Paints). See our basement construction cost guide for the full picture.
