A 100 gaj plot is 900 sq ft, and in Delhi it can carry up to about 3,150 sq ft of covered area, roughly four floors of 810 sq ft each. At the standard Delhi NCR rate of ₹2,200–3,000 per sq ft (JK Cement, Dec 2025), each of those floors costs about ₹17.8–24.3 lakh to build, and all four come to ₹69–95 lakh. This guide shows the cost floor by floor, how Haryana's rules change the numbers, and what you can build on plots from 50 to 500 gaj.

Key Takeaways

  • 1 gaj is one square yard, or 9 sq ft, so 100 gaj is 900 sq ft of plot (Wikipedia).
  • In Delhi, a 100 gaj plot may cover 90% of the ground with a floor area ratio of 350: about 810 sq ft per floor and 3,150 sq ft in total.
  • In Faridabad or Gurugram, Haryana's code allows 75% coverage on the same plot, or about 675 sq ft per floor (The Tribune, 2022).
  • A bigger plot doesn't always mean more house: a 300 gaj Delhi plot can end up with less permitted floor area than a 250 gaj one.

This guide is part of our house construction cost guide for Delhi NCR, which covers per-sq-ft rates, floor-wise costs and what's driving prices in 2026.

How Much Does It Cost to Build a House on 100 Gaj?

At the standard Delhi NCR rate of ₹2,200–3,000 per sq ft (JK Cement, Dec 2025), a ground-floor-only house on 100 gaj costs about ₹17.8–24.3 lakh, and a full four-floor building about ₹69.3–94.5 lakh. Those figures assume Delhi's 90% ground coverage and stop at the plot's floor area limit of about 3,150 sq ft.

Why use a published rate rather than ours here? Our typical pricing for the structure, ₹1,350–2,700 per sq ft, falls as the total covered area grows, so a four-floor building on 100 gaj usually prices lower per sq ft than a two-floor one. A flat published rate keeps the floor-by-floor comparison simple. For a number at our typical pricing, put your covered area into the Budget Calculator.

How Many Floors Can You Build on 100 Gaj in Delhi?

Under Delhi's master plan, plots of 50–100 sq m may cover 90% of the ground with a floor area ratio of 350, up to a height of 15 m, or 17.5 m with stilt parking, as summarised by South Delhi Floors (2026). A 100 gaj plot is 83.6 sq m, so it falls in that band. That works out to about 810 sq ft a floor and 3,150 sq ft in total.

Three things trim that in practice:

  • The staircase and shaft come out of every floor, so the usable area per floor is less than 810 sq ft.
  • Stilt parking at ground level, if you choose it, uses the ground floor for cars rather than rooms.
  • Small plots don't always need a sanctioned plan: since 2016, Delhi residential plots up to 105 sq m can build on an undertaking and fees instead (Business Today, 2016). The coverage and floor area limits still apply.

What About 100 Gaj in Faridabad or Gurugram?

Haryana's building code, as amended in 2022, allows 75% ground coverage on plots up to 250 sq m and a base floor area ratio of 165% on plots up to 100 sq m, rising to 300% for a fee (The Tribune, 2022). On 100 gaj, that's about 675 sq ft per floor, 1,485 sq ft at the base ratio and up to 2,700 sq ft with the purchased ratio.

Haryana's stilt-plus-four-floor policy, which let many plots go to four floors over parking, is on hold. The Punjab and Haryana High Court stayed it in April 2026, and on 21 July 2026 the state put all further S+4 approvals on hold (The Tribune, Jul 2026).

So a 100 gaj plot in Faridabad and one in Delhi are different products. In Delhi you can plan for up to about 3,150 sq ft today; in Faridabad, plan for the floors your plot is already approved for. If you're comparing land in the two, compare buildable area per rupee, not plot size per rupee. Our house construction cost guide for Faridabad covers Faridabad approvals in more detail.

What Can You Build on 50, 120, 200 or 500 Gaj?

The same Delhi master plan table steps down twice as plots get bigger: ground coverage drops from 90% to 75% above 100 sq m, and the floor area ratio drops from 300 to 225 above 250 sq m (South Delhi Floors, 2026). Those steps produce two results that surprise most plot buyers.

Maximum covered area by plot size under Delhi's master plan (MPD-2021 as amended). Note the dip at 300 gaj, where the floor area ratio drops from 300 to 225.

First, a 120 gaj plot gets the same 810 sq ft per floor as a 100 gaj plot, because at 100.3 sq m it crosses into the 75% coverage band. Second, a 300 gaj plot (250.8 sq m) is allowed about 6,075 sq ft in total, less than the 6,750 sq ft allowed on 250 gaj. If you're choosing between plots near those thresholds, the smaller one can be the better buy.

These are ceilings, not targets. Build two or three generous floors instead of the full allowance and the total drops sharply.

What Else Should You Budget for on a 100 Gaj Plot?

Hidden and extra costs add 15–25% to a typical construction budget, according to JK Cement, which recommends a contingency of at least 10–15% (JK Cement, Dec 2025). On a 100 gaj plot, a few of them are specific to small, tightly packed plots:

  • Protecting neighbours' walls. On a plot such as 25 × 36 ft or 20 × 45 ft, you'll often dig right next to a neighbour's foundation, which can need shoring.
  • Boundary wall and gate. Usually priced per running foot; see the boundary wall construction cost guide.
  • Water storage and the roof. The overhead tank and terrace waterproofing go on the top floor; our terrace waterproofing cost guide prices it by method.
  • Design, approvals and GST. Design fees typically run ₹100–225 per sq ft of covered area, and GST is 18% on the construction contract.

Frequently Asked Questions

How much does it cost to build a house on 100 gaj?

At JK Cement's standard Delhi NCR rate of ₹2,200–3,000 per sq ft, a ground-floor-only house on 100 gaj costs about ₹17.8–24.3 lakh, and a full four-floor building of about 3,150 sq ft costs ₹69–95 lakh, before land, design fee and GST.

How many sq ft is 100 gaj?

1 gaj is one square yard, or 9 sq ft, so 100 gaj is 900 sq ft, or about 83.6 sq m. In Delhi, a plot that size may cover 90% of the ground, about 810 sq ft per floor.

How many floors can I build on 100 gaj in Delhi?

Delhi's master plan allows 90% ground coverage and a floor area ratio of 350 on plots of 50–100 sq m, up to 15 m high, or 17.5 m with stilt parking. On 100 gaj that's about 3,150 sq ft, roughly four floors.

Is the 100 gaj construction cost different in Faridabad?

The per-sq-ft rate is similar, but Haryana allows 75% ground coverage, so a 100 gaj plot gets about 675 sq ft per floor and 1,485 sq ft at the base floor area ratio of 165%, with more available for a fee.
