At typical 2026 pricing in Delhi NCR, the structure of a house with 1,000 sq ft of total covered area costs about ₹24.5–27 lakh. A 1,200 sq ft house comes to ₹29.4–32.4 lakh, 1,500 sq ft to ₹36.8–40.5 lakh and 2,000 sq ft to ₹49–54 lakh. Those are structure-only figures, before interiors, design fees and GST. This guide shows each size with finishes added, what "1,200 sq ft" should actually mean on a quote, and where the money goes.
Key Takeaways
- Structure-only construction in NCR runs about ₹1,350–2,700 per sq ft at typical 2026 pricing. Homes of 1,000–2,000 sq ft sit at the top of that range, because fixed costs are spread over fewer square feet.
- With finishes, a 1,500 sq ft home comes to roughly ₹59–78 lakh, depending on whether you choose basic, mid-range or luxury interiors.
- "Sq ft" on a construction quote should mean total covered area across every floor, not plot area and not carpet area. Mixing them up is a common budgeting error.
- Labour costs are projected to rise 5–12% in 2026 after India's new labour codes (JLL, 2026), so quotes older than a few months need rechecking.

How Much Does It Cost to Build a 1000, 1200, 1500 or 2000 Sq Ft House?
At typical 2026 pricing, structure-only construction in NCR runs ₹1,350–2,700 per sq ft, and homes of 1,000–2,000 sq ft of total covered area sit at the top of that range. "Structure" means the foundation, RCC frame, walls, roof slab, plaster and the plumbing and electrical rough-in. Within each size, the steel brand sets where you land: Rathi steel at the lower figure, Tata Steel or Jindal at the higher one.
| Total covered area | Approx. structure cost |
|---|---|
| 1,000 sq ft | ₹24.5–27.0 lakh |
| 1,200 sq ft | ₹29.4–32.4 lakh |
| 1,500 sq ft | ₹36.8–40.5 lakh |
| 1,800 sq ft | ₹44.1–48.6 lakh |
| 2,000 sq ft | ₹49.0–54.0 lakh |
Why do smaller homes sit at the top of the range? Below about 2,000 sq ft, the fixed costs of a build (site setup, the foundation, the staircase, the overhead tank, supervision) are spread over too few square feet for the rate to drop much. Bigger projects do get a lower per-sq-ft rate, which is why a three- or four-floor house often costs less per sq ft than a single-storey one. The 100 gaj house construction cost guide shows how that plays out floor by floor.

What Does Each Size Cost With Interiors?
Adding finishes lifts the all-in NCR rate to roughly ₹2,850–4,200 per sq ft at a basic grade, ₹3,350–4,700 at mid-range and ₹3,850–5,200 for a luxury specification, with homes of this size again at the upper end. On a 1,200 sq ft home, the jump from structure-only to a mid-range finish is roughly ₹24 lakh. That's the single biggest decision in the budget.
| Covered area | Basic finish | Mid-range finish | Luxury finish |
|---|---|---|---|
| 1,000 sq ft | ₹39.5–42.0 lakh | ₹44.5–47.0 lakh | ₹49.5–52.0 lakh |
| 1,200 sq ft | ₹47.4–50.4 lakh | ₹53.4–56.4 lakh | ₹59.4–62.4 lakh |
| 1,500 sq ft | ₹59.3–63.0 lakh | ₹66.8–70.5 lakh | ₹74.3–78.0 lakh |
| 2,000 sq ft | ₹79.0–84.0 lakh | ₹89.0–94.0 lakh | ₹99.0–104.0 lakh |
What do the grades actually buy? Basic means emulsion paint, 32 × 64 inch vitrified tiles and Cera or Hindware sanitaryware. Mid-range adds POP punning, an HDHMR modular kitchen with Hettich hardware and veneer doors. Luxury moves to Italian stone, Jaquar fittings and Legrand switches.
You don't have to pick one grade for the whole house. The cheapest way to a home that feels premium is a mid-range base with luxury finishes only where people look and touch most: the living room floor, the main bathroom and the kitchen counter. Bedrooms and the staircase can stay at the base grade without anyone noticing.
Is "1200 Sq Ft" the Plot, One Floor or the Whole House?
On a construction quote, "sq ft" should mean total covered (built-up) area: every floor added together, measured to the outside of the walls. It is not the plot area, and it is not the carpet area you walk on. A 1,200 sq ft quote for a two-floor house means about 600 sq ft per floor.
This is where most budget mistakes start. In NCR, plots are sold in gaj (square yards), and 1 gaj is 9 sq ft. So a "1,200 sq ft plot" is about 133 gaj, and depending on local bye-laws you might build two, three or four floors on it. That could be 2,000–3,500 sq ft of covered area and a very different budget.
When you compare a figure from a relative, a website or a contractor, check first which of the three areas it uses. Two quotes for "a 1,200 sq ft house" can differ by ₹20 lakh or more simply because one priced a single floor and the other priced the whole building.
Carpet area matters for interiors, not for structure. With 9-inch outer walls and 4.5-inch inner walls, the walls of a typical 30 × 40 ft floor take up roughly a tenth of its area, so 1,200 sq ft covered leaves very roughly 1,050–1,080 sq ft of usable floor.
Where Does the Money Go in a House Build?
For a 2,000 sq ft home, cement, bricks and steel take 40–50% of the budget and labour another 15–25%, according to JK Cement's 2026 cost guide (JK Cement, Dec 2025). The same guide puts the whole build for that size at ₹45–50 lakh in Delhi NCR. The split explains why steel brand and labour rates move a quote more than anything else.
Labour's share is the one to watch this year. Wages are projected to rise 5–12% in 2026 after the new labour codes, while steel, aluminium and copper are projected up only 2–4% (JLL via Construction World, Mar 2026). On a 1,500 sq ft house, labour is the line most likely to move between a spring quote and an autumn start, so ask whether a quote fixes the labour rate or only the material rates.
What Isn't Included in the Per-Sq-Ft Rate?
A per-sq-ft construction rate covers the building itself. Several costs sit outside it, and GST alone adds 18% to the contract value. Budget for each one separately:
- Design fees. Architecture, structural and interior drawings typically cost ₹100–225 per sq ft of total covered area, depending on project size. Many design-and-build firms waive part of this when they also build.
- GST. Construction services attract 18% GST on the contract value.
- Approvals and connections. Building plan sanction, water, sewer and electricity connections, and the completion or occupation certificate.
- Boundary wall and gate. Usually priced per running foot; see the boundary wall construction cost guide.
- Lift, elevation cladding and solar. Optional, but each is a large single line.
- Loose furniture and appliances. Never part of a construction contract.

For the same total covered area, a two-floor house usually costs about the same per sq ft as a single-storey one. You save on foundation and roof area but pay for a staircase, a stronger frame and extra scaffolding. What changes more is how you'll use it: a ground-plus-one layout fits a 1,500–2,000 sq ft home on a smaller plot, which is often where the real saving is.
