A duplex of 2,400 sq ft, two floors of 1,200 sq ft each, costs about ₹52.8–72 lakh to build in Delhi NCR at the standard 2026 rate of ₹2,200–3,000 per sq ft (JK Cement, Dec 2025). The structure is priced like any other house of the same size. What changes the budget is the internal staircase, any double-height space and whether you add a home lift. This guide prices each one.
Key Takeaways
- A duplex costs about the same per sq ft as a single-storey house of the same covered area: you save on foundation and roof, and spend it on the staircase and a taller frame.
- At the standard Delhi NCR rate, an 1,800 sq ft duplex costs ₹39.6–54 lakh and a 3,000 sq ft one ₹66–90 lakh (JK Cement, Dec 2025).
- Indicative home lift prices start around ₹8–12 lakh for a hydraulic lift (Comaron, 2026), so plan the shaft even if you install the lift later.
- In NCR, a duplex on your own plot competes with apartments where 61% of new supply launched in Q2 2026 was priced above ₹1.5 crore (ANAROCK via Business Today, Jul 2026).

How Much Does a Duplex House Cost to Build?
At JK Cement's standard Delhi NCR rate of ₹2,200–3,000 per sq ft, a duplex of 1,800 sq ft costs ₹39.6–54 lakh, 2,400 sq ft costs ₹52.8–72 lakh and 3,000 sq ft costs ₹66–90 lakh (JK Cement, Dec 2025). Economy builds can start from ₹1,600 per sq ft and premium ones run to ₹4,500.
| Duplex size | Floors | Economy | Standard | Premium |
|---|---|---|---|---|
| 1,800 sq ft | 900 + 900 sq ft | ₹28.8–41.4 lakh | ₹39.6–54.0 lakh | ₹54.0–81.0 lakh |
| 2,400 sq ft | 1,200 + 1,200 sq ft | ₹38.4–55.2 lakh | ₹52.8–72.0 lakh | ₹72.0 lakh–1.08 crore |
| 3,000 sq ft | 1,500 + 1,500 sq ft | ₹48.0–69.0 lakh | ₹66.0–90.0 lakh | ₹90.0 lakh–1.35 crore |
Our own typical pricing is ₹1,350–2,700 per sq ft for the structure and ₹2,850–5,200 with finishes, before GST, and the rate falls as covered area grows. For a figure at that pricing for your exact size and finish, use the Budget Calculator.
Is a Duplex Cheaper Than a Single-Storey House?
For the same covered area, a duplex costs roughly the same per sq ft as a single-storey home. A 2,400 sq ft single-storey house needs twice the foundation and twice the roof of a 1,200 + 1,200 sq ft duplex, but the duplex needs a staircase, columns and beams for a second level, and more scaffolding. Those roughly balance out.
The real saving is land. A 2,400 sq ft single-storey home needs a plot of well over 300 gaj once you allow for open space; under Delhi's 75% ground coverage, a duplex of the same size fits on about 180–200 gaj. With NCR home prices averaging ₹9,980 per sq ft in Q3 2026, up 12% in a year (ANAROCK via Business Today, Oct 2026), the smaller plot is where a duplex pays off. Our 100 gaj house construction cost guide shows how much you can build on each plot size.

What Do the Staircase and Double-Height Space Add?
An internal staircase with its landing typically takes something like 80–150 sq ft on each floor, depending on its shape and width, and that area is built and paid for on both levels. A double-height living room is the opposite: you pay for the taller walls, extra glazing and a bigger air-conditioning load, but the void above it adds no floor area. Both are worth planning carefully, because neither is easy to change later.
Decide early whether your duplex is one home or two. A true duplex has one kitchen and an internal staircase. If there's any chance you'll rent out or hand over a floor later, an external staircase, separate electricity and water meters and a kitchen point on the upper floor cost little at the drawing stage and a lot to add afterwards. That choice also affects which approvals you need.
How Much Does a Home Lift Add to a Duplex?
Indicative 2026 prices for home lifts run about ₹8–12 lakh for hydraulic, ₹10–15 lakh for pneumatic or vacuum lifts, ₹12–18 lakh for traction and ₹15–25 lakh for capsule lifts, according to a Gurugram building-materials supplier (Comaron, 2026). Treat these as starting points and get quotes from lift makers, since site conditions and finishes change the price.
Even if a lift isn't in this year's budget, plan the shaft now. A shaft framed into the structure and used as storage until the lift goes in costs far less than cutting slabs later.
